Privacy Policy

1. Who we are
This Privacy Policy explains how BH Tangerine T201 SRL (a Sociedad de Responsabilidad Limitada incorporated in the Dominican Republic, operating the Casa Mirador Bonita short-term rental residence) collects, uses, and protects your personal information. Throughout this policy we refer to this entity as "we," "us," or "Casa Mirador Bonita." This policy supplements Section 13 of our Rental Agreement.

2. The information we collect
We collect only what we need to handle your booking:
- Booking inquiry: first and last name, email address, optional phone number, requested arrival and departure dates, number of guests, optional notes you choose to share, and your preferred contract language.
- Rental contract: when you sign the rental agreement, our e-signature provider records your typed signature, the IP address you signed from, and a timestamp.
- Payment: card payments are tokenized by our processor; we do not see or store your card number, security code, or expiration. We retain only a transaction reference and the last four digits for accounting purposes.
- Technical: server access logs (IP address, browser, request timestamp) are retained briefly for security and to investigate abuse. We use a privacy-respecting web analytics service that does not set cookies and does not track you across other sites.
- Correspondence: any emails or messages you send to us, retained as part of your booking record.
We do not buy, sell, or rent personal information. We do not run advertising trackers or profiling cookies on this site.
3. How we use your information
- To respond to your booking inquiry and answer your questions.
- To prepare and execute the rental agreement, process payment, and deliver arrival instructions.
- To provide the daily housekeeping and meal service included in your stay.
- To comply with Dominican Republic accounting, tax, and lodging regulations.
- To prevent fraud and protect the residence and other guests.
- To notify you of changes to your reservation or these legal terms.
4. Lawful basis (EU/UK guests)
If you reside in the European Economic Area, the United Kingdom, or Switzerland, our processing is based on:
- Performance of a contract (Art. 6(1)(b) GDPR) — to handle your booking and execute the rental agreement.
- Legal obligation (Art. 6(1)(c)) — to maintain accounting and tax records as required by Dominican law.
- Legitimate interests (Art. 6(1)(f)) — to operate, secure, and improve our services and prevent abuse. Where we rely on this basis, we have considered your rights and interests.
5. Service providers
We share your booking information with a small number of specialized service providers, each contractually bound to use it only for the services they provide to us. The categories of providers we rely on include:
- A short-term rental management platform that receives your booking data, calendar preferences, and correspondence.
- An e-signature provider that receives your name, email, signature record, and the rental contract details.
- A payment processor that receives card details directly from your browser, not from us.
- A website hosting and content-delivery provider used for site delivery and abuse protection.
- Tax authorities and courts when legally required.
We may change individual providers from time to time without updating this policy, provided the new provider offers an equivalent level of protection. The current list of providers is available on request at stay@miradorbonita.com.
6. International data transfers
Most of our service providers are located in the United States. Your information may therefore be transferred outside of the Dominican Republic, the European Economic Area, or your country of residence. Where required by law, we rely on standard contractual clauses approved by the European Commission (or equivalent safeguards) for transfers from the EEA, UK, or Switzerland.
7. How long we keep your information
- Active reservations: until check-out plus 30 days, in case of post-stay damage or billing matters.
- Accounting and tax records: 10 years, as required by the Dominican Tax Code.
- Inquiries that do not become bookings: 12 months from the inquiry date, then deleted.
- Signed contracts: retained for the period required by Dominican law for proof of obligations (typically 5 years from contract performance).
We delete or anonymize information once it is no longer needed for any of the purposes above.
8. Your rights
Depending on where you reside, you have one or more of the following rights regarding your personal information:
- Access the information we hold about you.
- Correct inaccurate or incomplete information.
- Delete your information, subject to legal retention rules.
- Object to or restrict our processing.
- Receive your data in a portable format (EEA/UK residents).
- Lodge a complaint with your local data protection authority. In the Dominican Republic, this is the Instituto Dominicano de las Telecomunicaciones (Indotel) under Law 172-13. EEA residents may contact their national supervisor.
- California residents: the right to know what we collect, to delete your information, and to non-discrimination for exercising your rights. We do not sell or share personal information for cross-context behavioral advertising.
To exercise any of these rights, email stay@miradorbonita.com. We will respond within 30 days. We may need to verify your identity before acting on certain requests.
9. Cookies and tracking
We use only essential cookies needed for the booking flow to function (for example, to keep your form inputs while you submit the inquiry). We do not use advertising cookies, third-party trackers, or behavioral profiling. The web analytics service we use for traffic measurement is privacy-respecting and does not set cookies.
10. Security
We protect your information using TLS encryption in transit, encrypted storage of credentials, minimum-privilege access, and tokenized payments. Card numbers are never stored on our systems. No system is perfectly secure; in the unlikely event of a breach affecting your information, we will notify you and the relevant authorities as required by law.
11. Children
Our services are intended for adults. We do not knowingly collect personal information from anyone under 18 acting on their own behalf. Children are welcome as guests of an adult booker, in which case the booker is responsible for the children's information shared with us.
12. Changes to this policy
We may update this policy from time to time. The "Last updated" date at the top of this page reflects the most recent change. Material changes will be highlighted prominently or notified by email if you have an active booking with us.
